Asking Why? is the wrong question.
The reason I say this is because the "Why" will become obvious if we focus on the "What, How and When".
What
This is the purpose of your inquiry. You have goals for your assets and time frames to deal with. A loan may be coming due or cash is needed for an acquisition strategy or buyout. This is the first question we will ask you. What is the objective of the asset and what are the constraints you are dealing with? We will collectively decide on a strategy.
How
This question deals with the milestones we need to determine in implementing your strategy. This could include notes coming due, a projected sale, designing renewals and new leases to gear towards the goals. This will typically include a proposed cost summary of implementing the plan (loan fees, attorney fees, remodeling fees, etc.).
When
Understanding the strategy directs the implementation guidelines. At that point we can then project the timing for the desired results.
